Temperatures are climbing is so is market activity.  During the past month, there has been an increase in market activity.  Inventories have been low.  However, listings are increasing and buyers are showing more interest in finding that perfect home.

Well it has been a strange year to say the least.  Our busiest times of the year have been slow and the usually slow times of the year have been busy.  However, it was a good year in Southeast Texas.  We have been somewhat sheltered from the economic woes suffered by most of the nation due to our oil, gas and petrochemical economic base.  However, we have begun to feel the effects of the bad nation economy in our local area in the recent months.  Home foreclosures are up and money supplies continue to be tight.  However, one bright spot is that new home construction continues at a slow steady pace.  We hope for an improved 2011 for all.  Happy holidays and Merry Christmas.

Our local economy continues to provide opportunities for growth and employment.  This month Valero announced plans to expand and renovate its Port Arthur refinery.  This facility was originally owned by Gulf Oil Company and dates back to the early 1900's.  It has been a major employer for many years and continues to contribute to the local economy.  This expansion project will offer temporary construction jobs as well as permanent jobs when the project is complete.

Beginning August 27th, I will be out of the office on medical leave for approximately one month.  My office staff will be able to contact me if something urgent comes up (i.e. changes to a report).  I will periodically check on my accounts and will do some light work from home.  Thank you for your patience.

Last week there was a article in the Beaumont Enterprize regarding redevelopment of Bolivar Peninsula.  It was devastated by Hurricane Ike in September of 2008.  Approximately +5,000 homes were destroyed and another +2,000 were severely damaged.  About 3,000 new homes have been built and the 2,000 homes that had been damaged and now repaired.  Bolivar is coming back!

Prior development had been somewhat haphazard.  In the rebuilding process, development is now being carefully planned.  Bolivar will be a much better place to visit than before the storm.

Its a great place to vacation.  Come and enjoy the beach and good food.

A recent report was released by the Texas A&M Real Estate Research Center for our area reflecting REO sales comprising 4% of the market share.  This trend has been common knowledge among local real estate professional for some time.  Now a report supports what we have known all along.  Laws in our state regarding lending and home mortgages was credited for the low percentage of REO's.  Our market continues to improve from the economic downturn and home values remain stable.

Summer is here.  This is the time many homebuyers consider upgrading to a new home.  A survey of local agents indicate market activity continues to improve.  Two major industrial construction projects are ramping up construction for the remainder of the year.  This influx of construction workers has created a short supply in rental properties.  However, supplies of existing homes continue to remain steady.  This is definately a buyers market.

Want to lower your house note.  Check with your mortgage company to see if your are eligable to have your mortgage insurance removed.  This is dependent upon the equity you have in your home.  If you qualify, you will be required to have an appraisal completed.  Thats where I can help you.
